We wanted to provide you with some updates regarding our property management team under Omni Management Services.

Robin Smiley-Brown has recently departed from Omni due to health, family and faith reasons. We are grateful for Robin’s dedication and service to our community and wish her all the best.

We are pleased to introduce Kimi Schowe, who will begin transitioning into the role of our primary property manager starting October 6th.

Kimi brings a wealth of experience to Omni, having served as a Community Association Manager for 12 years and a Senior Community Association Manager for 7 years. Her leadership has included overseeing administrative support staff, mentoring fellow managers, and providing training across multiple teams.

She is known for being solutions-oriented and for her strong communication and organizational skills. Kimi is passionate about supporting board members and fostering positive relationships with homeowners.

Kimi is also actively involved in the Community Association Institute (CAI). She has served on the Legislative Action Committee for the Central Indiana Chapter since 2022, where she monitors state legislation and helps educate lawmakers to protect the interests of HOAs, PUDs, and Condo Associations. Additionally, she contributes to the CAI Central Indiana Chapter’s efforts to promote professional standards, community education, and ethical leadership.

On a personal note, Kimi enjoys spending time with her family—especially her grandson—and loves outdoor activities such as hiking, canoeing, and kayaking.

We’re excited to welcome Kimi to our community and look forward to the positive impact she will bring.

State Road 9 and Bassett Road Entrances

As part of our ongoing summer improvement projects, we’re excited to share that the street lights at the State Road 9 and Bassett Road entrances will soon have a fresh new look.

We’ll be transitioning from the current green fixtures to a sleek, timeless black finish — complementing our street signs and enhancing the overall aesthetic of our community.

Painting will begin on Thursday, July 3rd.

Thank you for your continued support as we work to improve and beautify our neighborhood.

2025 Pool Season

The 2025 pool season will kick off on Saturday, May 24.

We’re excited to share some upgrades to the pool deck area! The HOA has purchased three new 9-foot midnight blue umbrellas. These heavy-duty aluminum umbrellas feature a zinc-alloy crank lift, an auto-tilt system, and a breathable, fade-resistant Terylast fabric.

The new umbrellas will be set up as soon as they arrive.

New Fountain for Trotters Chase/Derby Drive Pond

We are pleased to inform residents that beginning in Spring 2025, Clear Reflection Aquatics will install a new fountain at the pond located between Derby Drive and Trotters Chase. This pond is the only one in our community without a water feature.

This project, approved during a 2020 Board of Directors meeting*, has been budgeted accordingly. Clear Reflection will run conduit to an existing RSE box to help minimize costs. The fountain will enhance water quality, reduce harmful bacteria and algae, and support a healthy ecosystem for aquatic life.

*The original post had an error for 2021 versus 2020 and has been corrected above. The bubbler was approved during the July 2020 meeting.

 

Pond #2 – Located Between Trotters Chase & Derby Drive

Clear Reflection Aquatics has provided an estimate for a new bubbler at the corner of Trotters Chase and Derby Drive.

The current bubbler was irreparable due to the age of the bubbler and available parts.

We researched additional bubbler options, however, with the pond’s design, the 5HP pump is the only option to produce enough water volume and head pressure.

The bubbler was ordered today (6/17) from the manufacturer and production time is six to eight weeks.

Trotters Chase Community Grounds Update

Trotters Chase Residents,

As we navigate through the current season, we wanted to provide you with an update on the recent developments regarding our ponds, landscaping, and pool maintenance.

 

Ponds:

The warmer temperatures this season have led to significant algae blooms in our ponds due to prolonged stratification and increased nutrient loading. To address this issue, we have implemented nutrient reduction measures and are working closely with Clear Reflection Aquatics to minimize algae growth. Additionally, pond dye has been introduced to restrict plant growth, with assurance that the dye is safe for both animals and humans. 

Notably, the fountain in the larger pond between Derby Drive and Trotters Chase has been upgraded to a new 2 HP Otterbein Aerating Fountain, resolving previous mechanical issues. We are currently assessing the bubbler in the smaller pond at the corner of Derby Drive and Trotters Chase and seeking estimates for its replacement due to parts unavailability, due to the age of the bubbler.

We’ve received an initial estimate for the Clubhouse waterfall electrical line boring, but it’s more costly than anticipated. To ensure we’re making the best decision, we’re currently seeking a second estimate for comparison. The existing situation has been a concern for the community for over a year, and we’re committed to resolving it.

Lastly, the City of Shelbyville’s MS4 Crew addressed the pond drainage issue on June 5th, and a follow-up inspection is scheduled for later this summer to confirm proper drainage.

 

Landscaping:

Strypes Inc., a local landscaping company specializing in HOA and commercial properties, will be carrying out various tasks in late June. This includes the removal of two dead trees in the common area of Derby Drive and Trotters Chase, dead shrub removal at the small pond at Turf Way and Trotters Chase, and the addition of river rock to sparse areas as needed.

 

Pool:

Prior to Memorial Day Weekend, AK Construction addressed the missing pool tiles, ensuring a safe and aesthetically pleasing pool environment. Advanced Pool Care is diligently monitoring the pool water status five days a week, with regular notifications of cleaning and maintenance activities. The pool temperature is being maintained at a comfortable 85-86 degrees.

 

We are committed to maintaining our community’s amenities and ensuring a pleasant environment for all residents.

06.03.24 – Pool Area & Clubhouse Power Washing

Day By Day, LLC will be surface cleaning the clubhouse, sidewalks, curbs, pool deck, and pond fences on Monday, June 3rd.

We will close the Clubhouse at 4:00 p.m. to allow Day By Day to surface clean without disrupting any event.
